Here's a sample tenancy agreement

Long term lease

Parties agree to rent furnished Studio #X on the Xth floor ........, for 8 months, starting .............. This lease is for residential purposes only, double occupancy. The rent will be $,$$$ ($$$$ thousand) Baht/month, including water and cable. Electricity will be charged at 5 (five) Bahts/Kw.
 
Rent will be paid in advance the ........th day of every month of occupancy, plus any charges for the previous month: electricity, room cleaning, etc.

Security Deposit:
• $,$$$ ($$$$$ thousand) Baht; this deposit will be refunded on the last day of tenancy, after deduction for the last month's electricity consumption plus any repairs required to restore the Studio and it’s content to their original state.

Tennant agrees :
• To keep the property and all it’s content in good condition and leave it at the end of the tenancy in a clean state and replace or repair all damaged items that would not be considered reasonable wear and tear (ref: Inventory attached);
• Not to make any alterations or additions to the property, without prior written consent;
• Not to assigning, under-letting, sharing or granting any license to use the property; this includes taking in paying guests or lodgers;
• Not change the locks or make duplicate keys. All keys have to be returned at the end of the tenancy;
• Behave in a civilized manner and respect other peoples rights to quietness, privacy and sleep;
• Not to have or bring pets to the premises;
• Assume full responsibility for any guests brought on the premises;
• Never let other people have the keys to the premises;
• Use the property for residential purposes only: and not to carry on any business or use the property for illegal purposes;
• Notify of any absence from the premises of more than 2 days, for security purposes.
• To pay a departure cleaning fee of 400 (four hundred) bahts.

A reservation and security deposit of $,$$$ ($$$$$$$$ thousand) baht has been paid.
